Exclusion making it difficult to sell a property, what can be done?

I purchased a house at auction and got a preliminary title report. There is an an exclusion that states: “Any insufficiency of the proceedings leading up to and including the recording of the
trustee?s deed.”
I have fixed the property and have it listed for sale. I am being advised that this exclusion will make it difficult to sell the property. Is this a standard exclusion? If so, what can be done to remove it? Will it be a problem for the lender and buyer?

Find a different title co if it becomes a problem.
