Sean -- Have you heard of the "Trustee's Sale Guarantee?"

Should I need to request for one to make sure that a HELOC ($50K) that was recorded in 2006 was notified and wiped out. I recently bought at auction a 2005 deed of trust I bought (original amt: $280K).

FYI, A Trustee Sale Guarantee (TSG) is not a guarantee of clear title at a trustee sale (as it may sound). It is a report, similar to a preliminary title report that the trustee orders prior to sale, from a title insurance company. You should order a prelim, chain of title and/or property profile with open liens of record from a local title company to see what’s still on title. Tell the Title Officer what your issue might be, they are very helpful. Good Luck!
