Who is liable for the utility bills after trustee sale?

Who is liable for the utility bills during the period after the deed is recorded and the owner/tenant moves out of the property? Is there a way to ensure the owner/tenant pays the final utility bills before they move out. Should the investor contact all the utilities and inform them they are in the process of evicting the previous owner/tenants?

The utility bills would be in the name of the current tenant or person that turned on the utilities. The utility company would go after the persons named on the account for any final bill. You would NOT want to do anything to turn off the utilities on a tenant that you are evicting. This could get you in a lot of trouble. Once the tenant is evicted you would call to have service turned on in your name.
