What do you exactly mean 15 days to post deed?

You have talked about recording the deed before the 15th day, are those calendar days or working days? And is it the 15th day from the actual purchase date at the steps?(please specify)

One more question, in earlier posts you spoke about an owner occupied situation and waiting for the deed to record before you try to negotiate a"cash for keys deal", I have a deal where the property I purchased was a pending Short Sale(with several offers), How would you handle this type of situation? Wait until deed records or make contact before?

I’d definitely wait until I had the deed recorded if a short sale was pending. Hopefully you’ll be able to step into an existing offer and just close. The key will be to find a way to get the owners to go along without a fight. Pretty good chance they are going to be steamed at the bank for foreclosing instead of accepting their short sale. Don’t be surprised if they vent that anger at you.
