A property that I was following went to sale…the lender bought the property. ?Now the property is listed on HOME SEARCH. com and it is being auctioned.

The auction price is considerably lower than the value of the property…but they are only offering an SWD to the high bidder. ?It would seem to me that there is a title problem…has anyone had experience with an SWD…I would appreciate any input.

This is a very interesting topic. Special warranty deeds are not typically commonplace in CA and with limited information it is difficult to guess as to whether there is a title issue.
