Comparables

What sites/services do you find are best for researching comparable sales for a specific auction property? Please don’t explain that it isn’t a science. I understand different auction investors have different flip strategies, i.e. lipstick jobs, full remodels, buy-a-listing, rental, etc. I’m just wondering if anyone is using a site/service I haven’t heard of. Right now, I’m using a combination of Redfin and my local MLS site to run comps.

MLS is always the best source. Public record comps are dated compared to MLS sales data, and public record comps don’t include actives and pendings. You should of course always consider foreclosure comps as foreclosures are more plentiful then listings in most areas these days.
