Selling The Property

After I purchase and fix up a property that i bought at auction, what is the best way to sell the property?

I know that Sean O’Toole the Founder of ForeclosureRadar spoke at the CAR conference and talked about the reasons why he always hired a local agent to sell his properties (he is no longer actively buying properties at trustee sale) even though he is a licensed broker in CA. A local agent knows their market and can help you to set the sales price. Typically they have relocation information, access to the MLS and can provide E&O insurance. If you are also busy looking for your next property to purchase you can rely on them to list and market the property while you look for your next investment.

Michelle is absolutely right, but let me add two things. First, the only reason I’m not actively buying right now is that it is a conflict of interest given that we store everyone’s data, and second in addition to using a Realtor to sell properties retail, I’d also recommend building up a list of folks you can call for quick “wholesale” flips. There are times when you are short on cash, or have too much inventory, and flipping a property to a long term investor, or perhaps a local contractor who does fix & flips on the side is a nice option, even if not as profitable.
