You will want to talk to local agents that have REO business. The term you will want to use is “property preservation”. There are national companies that have accounts with the larger asset managers that you can sign up to receive assignments. Many agents still have the ability to direct the business. Remember that timing and efficiency is everything. Do what you can to get them to give you a try. Once they see that you do a great job, are dependable and speedy you will get more business. Be sure to ask payment turn times. Some lenders are slower to pay than others.

You will want to contact the listing agent. They are responsible for the maintenance on the property while it is listed and they work directly for the bank. For a partial list of REO properties you can sign up as a buyer on Equator.com and res.net. These are transaction management sites for REO properties. You will see a list of agents that work for the banks. You can also contact local agents that advertise bank owned properties.
