To get more reo foreclosure business, I would recommend joining the Foreclosure Cleanup Network, www.foreclosurecleanupnetwork.com there are tons of Reo agents on there and it’s free to contact them and network with them. We have gotten several jobs this way. Also, we are members of the Property Preservation Directory, I would recommend joining as they market your business to the banks and reo asset managers every month. www.propertypreservationdirectory.com

Hi Harold, On a local level it is still reaching out to the local agents.You will want to contact the listing agent. They are responsible for the maintenance on the property while it is listed and they work directly for the bank. For a partial list of REO properties you can sign up as a buyer on Equator.com and res.net. These are transaction management sites for REO properties. You will see a list of agents that work for the banks. You can also contact local agents that advertise bank owned properties. We are seeing many of the banks hiring preservation companies to check for vacant properties even prior to the foreclosure. They will post a notice with the contact info to verify if a property is vacant. If you see a vacant property and notices posted to the door check out the contact info. There are 5 major property preservation companies out there. If you get on their lists you could have some steady work but you will not typically make as much as you would if you work directly with the asset managers and the local agents.

Hi Tina, You want to find the the REO listing agent. If there is a property manager involved chances are they do not know what is happening. You want to reach out to the listing agents on bank owned properties.

Hi Gina, Do you by any chance have a damage or inspection report you can send me? My brother, who is a facility engineer for a large corp. is building a 7,000 sq ft house on the side of his mountain with his cash (salary) and it’s hard right now cause the atty’s sucked him 40,000 to try to modify his other house. I think he could do inspections very well because he is an electronics engineer. It wouldn’t make him do physical labor as he has enough to do with building his house anyway (he’s 53) and he could make some extra money to put into his house. He is wrapping it and just ran out of money cause the credit people wanted their money for the framing right now (all of a sudden) and is trying to make him sell to pay them. He’s a super guy and doesn’t deserve all the headaches they are giving him just because they wanted to change it up on him. Also how much are you charging. A guy in my area is charging 225. for an inspection. Do you think that’s good? My brother can go as in depth as the report needs to be. He knows it all… Please reply. I’m hearing the cap without approval is 2500.for the banks, etc. I know there’s lots of variables. I’m pretty good at bidding. I just took last year off and am finding my nitch is not there. How do you advertise? My newspaper ad stopped working (had that 10 years) and spent last week posting on line. Got a call yesterday I missed (damn it), but I see it’s starting to work.
